RentDealBase is a set of browser calculators for US landlords and residential investors — cap rate, cash-on-cash, cash flow, NOI, deal screens, BRRRR, and related underwriting math. The point is to underwrite the rental before you chase it — not to sell brokerage leads or an address API.

Everything runs in your browser. No account, no saved deals, no email gate. Close the tab and the numbers are gone.

Who it's for

Small landlords, BRRRR operators, and buy-and-hold investors who already have (or can estimate) rents and expenses. If you need an appraisal, loan approval, or tax filing, this is the wrong tool — and every page says so.

Where the numbers come from

You supply purchase price, rents, vacancy, operating expenses, and loan assumptions. We apply documented NOI → cap → cash flow → CoC formulas. We do not pull Zillow rents, AVMs, or lender quotes.

Assumptions and known limits are listed on our data sources & methodology page. Short guides explain concepts like cap vs cash-on-cash and the 1% rule — not a substitute for a lender, inspector, or CPA.

What this is not

Not an appraisal, not a loan offer, not tax or investment advice, and not a property marketplace. Results are planning estimates. Confirm numbers against your books, inspection, and lender before you commit.
